How to Prepare Selling Your Home for a Good Price

 

When putting your house for sale in the market, it can take some time before you can find a suitable buyer. In some cases, it may take a few months or years depending on the condition of your property and your asking price. If you are not in a rush to sell your home, you can spend more time on renovations. Installing premier pieces such as a freestanding bath, a hot tub or remodelling your entire kitchen can increase the value of your property. It is best to make the most out of your property investments by doing the following things.

Extra spaces

One way to increase the selling value of your home is by adding additional rooms. Most potential buyers like the idea of buying a house with extra rooms that are convertible into an office, a nursery or a guest room. If it is within your budget, check the floor plan of your home and discuss things with your architect.

Better kitchen design

If your house is more than ten years old, then the kitchen design must already be outdated. It is for you to decide whether you want a full-scale remodelling or to stick with minor changes. You may change the tile colours, repaint the kitchen cabinets and give both the countertops and backsplash a whole new look. A lot of female buyers, especially mothers, are quite particular about the kitchen, so if you want to find suitable buyers, then you better make a lasting impression.

Landscaping

One way to increase the value of your property is by making it aesthetically appealing to all potential buyers. You might want to consider giving yourself at least thirty to sixty days to develop your entire yard. Planting Bermuda grass and different varieties of flowers in the whole garden can provide the property with a homey and kid-friendly atmosphere. Hiring a landscape artist can also help improve the overall design of your property. If you want to attract more buyers, your house needs to be physically attractive. A well-maintained property can increase the actual property value as much as twenty per cent.

Make necessary repairs

When buyers come to inspect your place, most of them expect things to look decent or in some cases perfect. Make sure to take some time to examine the most common household flaws such as a leaking tap, peeling cabinet paint and other minor things that need immediate repair. Once buyers see significant damage, they often make a quick estimate on repair costs that can lead to a lower asking price.

Invite people for an open house

If you think that you are ready to show your home to its potential buyers, then it is time to get in touch with your realtor and schedule an open house. Make sure to prepare for it two days in advance by cleaning the house, keeping all personal stuff out of sight and relocating pets for the meantime.

If you are aiming for a higher selling price, it is essential for you to invest time and money in developing your property.
