Flipping Properties into Multi-Units

With the US in the throes of a coast-to-coast affordable housing crisis, it’s going to take the implementation of several different solutions to begin making this problem more manageable. Many Florida residents and potential retirees dreaming of moving south lament the limited affordable choices for housing in the Sunshine State.

One option is for investors to begin researching and identifying single family units that can feasibly be turned into duplexes or multi-family properties. This can be a viable option for those who plan to retire in Florida on a low or fixed income, but it can also appeal to investors looking to create niche opportunities.

Since this can be a confusing process, read on to learn about the basics of turning homes into multi-units.

Zoning and code enforcement

The first hurdle will be zoning, although there are sometimes options to obtain variances and zoning changes if the right home happens to be in the wrong zone. In other cases, a single lot may be subdivided into two lots, so that each dwelling structure can be considered a single-unit dwelling. This way, there are multiple potential ways to divide the space.

The best course of action is to speak directly with the municipal planner and code enforcement officer once you’ve identified a property of interest to discuss options and procedures.

Lot requirements

Compare the present size of the lot and square footage of the home against the maximum coverage requirements presently in place. This will help you determine if building an addition or separate secondary building is feasible.

Study the setbacks and potential layout of the additional space. Especially in the front of the existing building, in case the road is ever widened in the future.

Neighborhood considerations

Study the neighborhood to ensure it makes sense to create a two- or multi-unit in the area. If you wind up needing some sort of variance, approval could be more likely if the modifications are sensible and don’t create a nuisance or uncharacteristically out-of-place property that might affect the values of the surrounding homes.

Also consider the job market in the area, and if the average or median local wage will be sufficient for someone to afford your proposed rental. If your property is near a courthouse, for example, do a quick salary search for court reporters in Florida, or check out job postings for employers in the area to see what wages are most commonly being offered.

Access and amenities

Parking is always an important consideration, especially when the lot size is already relatively small. Tenants and emergency services alike will need easy access to the rental property, which could mean granting easements if the lot will be subdivided instead.

Consider the adage, “great fences make great neighbors”, as you contemplate privacy options and both indoor and outdoor living space. Focus on making a space that is enjoyable for both the landlord and tenant as well as their guests, especially considering that tourism is such an important draw in Florida.

Mortgage, insurance, and taxes

If you will be a first-time landlord, note that the market value of rental properties is calculated differently than single family homes. Rental property valuation is focused on potential annual income, so it is possible that the value of the home could decrease after the second unit is complete.

First-time landlords may also need to complete landlord and tenant certification courses depending on the type of loan program, so be prepared to outline your whole process from the rental application to returning the security deposit after move-out.

Also check with an insurance agent about changes in insurance rates, as well as any additional riders that may need to be added to the policy. Ask about available discounts for various safety features so that you can include these in the initial design process to save money down the road.

Keep in mind that additions to the property could make the tax assessment increase, so this might be another adjustment to consider when speaking with a tax professional.

4 Essential Considerations Before Starting a Home Improvement Project

The most exciting part of being a homeowner isn’t just about having a property that we can call our own, but the potential that it holds to become what we envision it to be. And it is for this reason why many often pursue home improvement projects. However, due to the costs, time and energy that these massive undertakings usually entail, it makes sense to make sure that no stone is left unturned to maximize the chances of getting the desired results without problems. To this end, here a few essential things to consider before starting a home improvement project.

  1. Tackle projects that add value to the property

A common mistake that many new homeowners tend to fall prey to is making changes to their properties without considering the effects that these modifications may have on the financial worth of the property. After all, any alterations or upgrades can just as quickly decrease the value of a home as they can increase it. And by choosing your projects carefully, not only are you far more likely to avoid the former, but you will be maximizing your chances of getting your money’s worth too.

  1. Make sure that you have a financial cushion

Another factor that is commonly overlooked in home improvement is the need for a financial cushion. Rarely do these projects go as smoothly as planned, and it’s likely that you’ll encounter additional expenses during the process. And by having at least ten to twenty percent above your allotted budget, you’ll have enough monetary wiggle room to move and ensure that your home improvement project doesn’t stall due to a lack of funds.

  1. Research all available options beforehand

From contractor services to the equipment, materials and other items like the Tommy Bahama furniture that the project may require, it’s a general rule of thumb to research and compare all available options beforehand when it comes to home improvements. Tedious as it may seem, doing so will provide not only better insight but also better deals and inexpensive alternatives that can help you keep the cost of the project as low as possible.

  1. Set limitations

It’s not uncommon for many homeowners to get excited and tackle as many home improvement projects as they can at the same time. While this may sound like a productive approach, it can be time-consuming and put more than just a sizeable dent in your bank account. As such, it’s important to set limitations and tackle one project at a time. In this way, you’ll be able to maintain a good level of productivity and minimize the risks of making potentially costly mistakes.

Home improvement projects are not as simple as the relevant television shows make them out to be. However, this does not necessarily mean that they should be complicated and expensive endeavors to pursue. With careful and meticulous planning, not only are you far more likely to avoid any potential problems and issues along the way, but you’ll be increasing your chances of getting the desired results too.

How to Improve Your Relationship with Your Parents

You only get one set of parents, so maintaining your relationship with them the best that you can is important. As life has it, you can’t tell how long they’ll be around which is why appreciating them while they’re here is a must. You may be looking for ideas regarding how you can improve your bond and make each moment with them count. There is more than one way to do this, and it heavily depends on their interests and personalities. It’s also about making time for them as with any relationship. On that note, here is how you can improve your relationship with your parents.

Call More Often

You’d be surprised at how much impact a phone call could make. In this age of texting and group chats, it’s easy to forget how much more sentimental it can be to pick up the phone and call. Call your parents more often as in doing so, you get to hear the sound of their voice which is something you’d likely miss if they weren’t around. Schedule a day of the week or time every day that you can call them just to talk and see how they are.

Ask Questions

Often times, as you’re growing up, you have pressing questions you want to ask your parents but may not get around to asking. It could be about their past, your family or even yourself. Take time out to ask these questions and have more intimate conversations with them. Some questions you could ask them include how their childhood was and what they consider the biggest events in their life. The aim should be to ask questions that will help you learn more about who they are and where they come from as well as who you are.

Plan Together

As your parents age, that is the time they need you to work as a team the most. Sit down with them and draw up a series of plans regarding things like finances, long-term care, social security and much more. If they need more assistance around the house as a result of an illness or just because they don’t have as much energy, you should also be discussing the possibility of getting in- home care from inhomecare.com for them. Having such talks can solidify your relationship and enhance your connection with them.

Spend Time Together

Quality time is a way to improve any relationship and help you bond better with the person. Have days that are dedicated to family time where you can do things that bring about nostalgia and remind you of the good old days. Seeking out new experiences can also be a way of creating new memories. You could try a number of things such as going out to eat at your favorite restaurant or sight-seeing in new cities. Another family activity that may be rewarding is volunteering for a cause you all believe in as a means of giving back. These are memories that you’ll look back and smile about when they’re no longer around.

5 Things You Should Start Doing Right Now to Prevent Aging

Aging is a constant process that goes on beyond a man’s control. There are certain things we can do to make ourselves look younger despite our aging essentially slowing it down. There are many aspects that people look older than their age too but that’s not the point. Here are some tips you can follow to age healthily and gracefully.

1. Get Active

Laziness is associated with many health hazards such as obesity. You should be living an active life to prevent aging and make yourself physically fit. Jogging or walking early in the morning before breakfast can have a major impact on your health.

Regular workout is even better as it can reduce the chances of chronic diseases like blood pressure, diabetes and other diseases that come with aging as said by a fitness enthusiast from junk removal Service Company.

Meditation and yoga is another way of keeping your mind at peace. Either one of these three done at least twice or thrice a week can induce endorphins which are feel-good hormones that benefit your aging process.

2. Eat Healthy

Eating habits affect the body as it ages. These days most of the population is living on the junk food from food joints with minimal foods cooked at home. Once a month of junk food is enough if you can’t stop immediately, twice a month more than enough if you are a foodie. Too much consumption of sodium and other compounds results in diseases like hypertension and heart diseases according to fitness experts. Fruits, vegetables, organic food, and other nutrition and protein-rich foods are highly recommended to look younger.

3. Protect Your Skin

Your skin is prone to get wrinkly as you age. Taking special care of your skin is recommended. You can always go to a professional dermatologist and follow their advice. One of the common advice they have is to protect yourself from sunlight. Although the sunlight is helpful in providing you with natural vitamin D, but its UV rays have harmful effects on older skin. The older you get, the thinner your skin becomes which cannot resist much of the UV rays. Prolonged exposure can lead to skin cancer. Another prescribed anti-aging cream that is commonly recommended by dermatologists is the Retinol which has vitamin A and can revitalize your skin and prevent wrinkles to come too soon.

4. Sleep Well

Sleep has a direct effect on your health. Avoid watching television or using the phone late at night as it can disrupt your sleep schedule. The well-rested body makes you look fresh and makes you on the peak at everything. Getting eight hours of night sleep is the best way to preserve your health till later in age.

5. Avoid Toxins

Cigarettes and alcohols are bad for health and definitely bad for your aging said by a fitness freak fromhealth experts. Cigarettes not only reduces your lifetime but also makes you older than your age. They can also lead to cancer and make your skin saggy and wrinkly. Alcohol also has health hazards. How to Prepare Selling Your Home for a Good Price

When putting your house for sale in the market, it can take some time before you can find a suitable buyer. In some cases, it may take a few months or years depending on the condition of your property and your asking price. If you are not in a rush to sell your home, you can spend more time on renovations. Installing premier pieces such as a freestanding bath, a hot tub or remodelling your entire kitchen can increase the value of your property. It is best to make the most out of your property investments by doing the following things.

Extra spaces

One way to increase the selling value of your home is by adding additional rooms. Most potential buyers like the idea of buying a house with extra rooms that are convertible into an office, a nursery or a guest room. If it is within your budget, check the floor plan of your home and discuss things with your architect.

Better kitchen design

If your house is more than ten years old, then the kitchen design must already be outdated. It is for you to decide whether you want a full-scale remodelling or to stick with minor changes. You may change the tile colours, repaint the kitchen cabinets and give both the countertops and backsplash a whole new look. A lot of female buyers, especially mothers, are quite particular about the kitchen, so if you want to find suitable buyers, then you better make a lasting impression.

Landscaping

One way to increase the value of your property is by making it aesthetically appealing to all potential buyers. You might want to consider giving yourself at least thirty to sixty days to develop your entire yard. Planting Bermuda grass and different varieties of flowers in the whole garden can provide the property with a homey and kid-friendly atmosphere. Hiring a landscape artist can also help improve the overall design of your property. If you want to attract more buyers, your house needs to be physically attractive. A well-maintained property can increase the actual property value as much as twenty per cent.

Make necessary repairs

When buyers come to inspect your place, most of them expect things to look decent or in some cases perfect. Make sure to take some time to examine the most common household flaws such as a leaking tap, peeling cabinet paint and other minor things that need immediate repair. Once buyers see significant damage, they often make a quick estimate on repair costs that can lead to a lower asking price.

Invite people for an open house

If you think that you are ready to show your home to its potential buyers, then it is time to get in touch with your realtor and schedule an open house. Make sure to prepare for it two days in advance by cleaning the house, keeping all personal stuff out of sight and relocating pets for the meantime.

If you are aiming for a higher selling price, it is essential for you to invest time and money in developing your property.

4 Tips to Protect Fragile Items in Self-Storage

Fragile items such as china plates, videogame systems, and jewelry are all potential hazards when it comes to moving them into storage and keeping them safe while they’re there. You want to keep them safe because they have value, but the process is literally a bumpy ride.

No matter how many times you write ‘handle with care’ or ‘fragile’ on a box, something bumpy is always going to happen to it – even when it’s in a storage unit. The reason most items get scuffed or broken is due to impacts and being jostled around.

This is why packing is so important. If you follow these tips, then everything will survive the trip to the storage units Hesperia facility intact, and stay that way!

The Proper Way to Pack

Not just everything can be wrapped up into paper or cloth and be called protected. Packing items is something that needs to be done with care. Wrapping your expensive items in cloth seems like a good idea, but those old towels and napkins really can’t negate impacts very well.

Instead, most people use bubble wrap, which is designed so the compressed air inside the bubbles takes the impact of any drop. Crumpled up balls of paper also serve the purpose well, as they keep the item still and absorb hits.

As long as your packing implement of choice keeps the item still and resists impacts, then it’s a good bet to put your fragile items with them.

The Meaning of Being Fragile

Marking the boxes that hold your items as ‘fragile’ or ‘handle with care’ doesn’t just keep everyone aware of what’s in the boxes, but they also help with the arrangement of the boxes in the storage unit. Having all the durable packing material in the world won’t do you any good if the box of fine china falls off the top of a stack in the storage unit.

Be sure to clearly label the boxes as fragile as well as marking the contents of the box on all four sides. That way there’s less chance that it will be mishandled when moving it around the unit.

Plastic Tubs Instead of Boxes

Large plastic containers often work better for storage than boxes. The hard plastic won’t weaken in damp, moist conditions like cardboard boxes, plus you can see what’s inside. Plastic storage bins also stack more securely than boxes. Don’t put fragile containers on the top of a stack though!

So, when it comes to storing the fragile items that you want to be protected, make sure to have the boxes or containers filled with enough packing material to keep the items still and defended. Then be sure to take weight into consideration. Don’t overload a box that sooner or later you’ll moving around in the storage unit. And remember, heavy boxes or containers should always be at the bottom of the stack.

Negating as many possible impact hazards as you can will help you keep your items safe until it’s time to bring them home again.

4 Gifts Your Kids Will Actually Love

Having a child that is content, well looked after and loved is at the top of any parents priority list. We all want what’s best for our children and that means spoiling them as often as we can. However, the problem (if you can call it that) with spoiling out littles ones is that the other people in their lives want to spoil them too…which means finding gifts for birthdays, Christmas, other holiday celebrations, well done treats or just another way to say, I love you – can be super difficult. Buying duplicates of things, running out of ideas or simply giving your child more toys and gifts than they can play with can feel like a waste of money.

So, with that in mind, I’ve come up with 4 gifts your kids will actually love! Have a look and see if your little one would like any of these.

An investment

What could be a better way to express your love or your hope for their future than investing in it? From savings accounts to trust funds, ISA’s or even investment pieces – to find out more about investment pieces click here. By putting a little aside for them to enjoy when they’re older you can make a huge impact on their life. It can be the money towards a new car, the deposit on a home or even some money for them to embark on a travelling journey. The possibilities are endless.

A magazine subscription

The great thing about a magazine subscription is that it’s the gift that keeps on giving. You can subscribe to a magazine from 6/12 months and they’ll get to experience the excitement of receiving a new issue in the post every month. Not only that, but they might get a free gift every month and if you choose a topic that they’re interested in like baking, fishing, animals or dancing then it’s sure to encourage their passions. It’s great for boosting their reading skills too!

Classes

Does your child have a favourite hobby? Or maybe they’re looking for a new interest? Well, why not get them started or encourage their current passions with some lessons? From baking, to dance classes, swimming to horse riding, even painting, acting and photography. The possibilities are endless, and not only will they get the chance to enhance their current skills, but they can make new friends, boost their confidence, and have new experiences like competitions, travelling to National events and being amazed at what they can achieve.

Spend some quality time

They say that the greatest gift you can give someone is your time. And as far as children are concerned, then I couldn’t agree more. Choose a day where you can spend an entire day with them, let them choose what activities or where they want to spend the day and make lots of memories, take lots of photographs and just enjoy each other’s company. Go swimming, head to the zoo, eat a giant ice cream together and run along the beach.

A ping pong table

I recently bought my kids a ping pong table. I found a few super affordable ones on Amazon based on this website’s recommendations, and I simply went for it. Now, bear in mind, ping pong is not as super popular game in the US. So I was definitely frown upon by both friends and family members. That said, I thought, what the heck, it’s only a few hundred bucks for the table, 10 dollars for balls and 30 dollars for paddles. I’ve spent $400 on worse things in my life. To my surprise though, my kids loved it. And for good reason. Ping Pong is easy. There are few rules you really need to learn. And, of course, at the beginning everyone sucks at playing. That said, ping pong is super fun. And it makes my kids be competitive too which is a great skill to learn in life.

What Do Probation Officers Do

The term ‘probation officer’ is known to most people, yet what they specifically do can be less clear. In this article, we will look at what is meant by probation officer more closely. Looking at areas such as; day to day tasks of a probation officer, who employs probation officers, and the qualifications and/or training needed. The idea of this article is to give you an overview, so that you can see if firstly it appeals to you, secondly if you have the correct qualification, and, if this isn’t the case, the steps needed to be completed.

In terms of tasks you can be expected to perform as a probation officer, it is important to understand that your workload, in terms of content, will differ massively from one day to the next. Yet, some common tasks that can be expected can be established. For example, you will be helping offenders both prior to sentencing/going to jail and also when they come out. You may also be helping families of offenders, during these times. Before jail, you will be expected to help an offender come to terms with their custodial sentence, providing necessary information and advice for them. During their sentence, depending on the offender and/or case they’re involved in, you might be expected to visit them in prison.

While once they’ve finished their sentence, you will be key in their rehabilitation process. This might involve overseeing community work they’re involved in, or getting them involved in community work in the first place. Or more likely visiting offenders, or them visiting you on a regular basis to check up on their progress of reintegration with society, while making sure they are meeting the requirements of their probation (curfews, drug tests, etc.).

Within the UK, most probation workers are employed by the National Probation Service. Positions in probation work are often fairly competitive, so some sort of work experience, even if its voluntary, should be considered. On top of this work experience, a degree is often expected, yet not necessary. If you don’t have a degree in a related field to probation work, then you can enter the profession via vocational qualification or via a higher apprenticeship. These types of qualifications can allow you to apply for a level 6 professional qualification in probation (PQiP). Finally, it is also possible to become a probation officer via becoming a probation services officer first. This job will allow you to gain necessary experience and offer the chance to gain qualifications alongside your day to day work.

What Are the Consequences of Becoming Bankrupt

If you’re struggling with debt and you’re thinking of declaring yourself bankrupt then you need to get advice from people like Creditfix to make sure you’re doing the right thing.

Why do people become bankrupt?

You can either apply for bankruptcy yourself or you can be forced by creditors. If you owe a creditor more than £5,000 then they can apply for you to become bankrupt. However, in practice, bankruptcy is a last resort and is only really advisable for people with unsecured debts of at least £20,000.

For amounts smaller than £20,000, solutions like individual voluntary arrangements (IVA) and debt relief orders (DRO) may be better.

How does it work?

If you want to become bankrupt, you’ll need to fill in an online form at the GOV.uk website. You’ll need payslips, benefit letters, bills, council tax letters, rent or mortgage details and the details of all your debts. The GOV.uk website will have a full list of all required documents.

You’ll need to pay £680 in England and Wales and £669 if you’re in Northern Ireland. This might seem steep, but by paying online you can make installments of as little as £5.

Once your application is submitted, the adjudicator will decide within 28 days whether to grant you a bankruptcy order or whether to reject your application.

If your application is successful

If you’re declared bankrupt then your bank accounts are immediately frozen and some or all of your non-essential assets might be sold to pay your creditors. The remaining amount of your debt, if there is any, will be wiped out, unless your income is deemed to be high enough for you to make some ongoing payments each month (for up to three years).

How long are you bankrupt for?

Usually, bankruptcy lasts for 12 months and during this time you’re an “undischarged bankrupt”. Even after the 12 months is up, your bankruptcy will remain on file for a further five years. This means that credit providers, banks, and similar organisations will be able to see you were bankrupt and use this information in their decision making.

Can you still get credit?

When you’re in the process of filing for bankruptcy you won’t be able to get a credit card or a personal loan and for the 12 months afterwards you probably won’t be able to get a bank account that offers a chequebook or an overdraft.

You’ll probably be restricted to a very basic bank account so you can pay direct debits and standing orders and receive wages and benefits.

What else can be affected?

You might think that it’s just things like loans, credit cards and bank accounts that can be adversely affected by bankruptcy, but there are other things as well.

You might find that your insurance premiums go up, as providers can see your recent bankruptcy. You must inform companies and service providers if you’ve recently been bankrupt, even if it does mean paying a bit extra. Some insurers may simply ask you to pay your year’s premiums upfront because their credit search will show up your bankruptcy.

In extreme cases, your home may be sold to pay your debts and this may mean you have to find rental accommodation. In these circumstances, having a financially-stable friend or relative to act as guarantor for the tenancy is helpful.

In the beginning, an empty space is usually a blank slate before the interior designers set foot. Regardless of the size of available space, the most convenient way to come up with a plan is to consult a trusted interior designer who can share one with you.

Once you get hold of a blueprint, you need to know the accurate measurements that cover the interior of the room. If you miss the measurements by the smallest margins, things may not go well when you start installing shelves, equipment, and workstations.

Space Utilization

The layout spacing depends on the intended use of the warehouse. You need to think so much about all possible uses of aminilaodand decide on a good space plan.

Are you looking for a small room to handle your business, an ideal storeroom or a place where you can engage in your past time activities? Any of these choices will work around having enough room that includes a storage location.

Storage Options

However small your warehouse is, you will need some storage space and a place to have your equipment when working. As earlier stated, the space depends on the kind of work you handle.

Looking at the major space needs, it is a good idea to have some considerations to consider some aspects of manufacturing, assembly, shipping or even a combination of all the three.

Having a combination to handle all the equipment in your warehouse creates an efficient workspace that is sensible and supports an efficient workflow.

Efficient Traffic Flow Strategies

If you already know what will be coming in and out of your warehouse, conceive a rough idea on where it can fit conveniently. Let all your workstation and equipment facilitate easy movement to allow better productivity and flow of people.

You can get a better idea by defining where you spend most of the time when in the warehouse and the things that you will need to move or gather to ensure work completion.

Every business has its traffic flow strategies because of different needs. Therefore, putting some thought into planning, you will get the most efficient and productive space regardless of your operations.

Warehouse planning does not have to take the toll on you. Make a simple start and depend on specialists in small space interior design to avoid disappointments. Once you have known what kind of equipment or workstations you need, then have a better space plan for them.
