Should You Buy or Build Your Home?

There are always new homes for sale for anyone aspiring to be a homeowner. However, deciding whether to buy or build a home can be a tough decision. While picking the floor plan and selecting fixtures when building a house can be exhilarating, it can also be a time-consuming and overwhelming process as you monitor construction and progress daily.

Compared to building, here’s a look at why buying a home is a better option;

  • It costs less

Building a house costs more due to cost of land, building materials, and builder profits. When building, you will need to hunt down the perfect property, in an optimal location, and then purchase the land, often at a costly amount.

Buying a home relieves you of these hassles since the price of land is included in the total cost of the house. Also, when it comes to financing, construction loans tend to be more complicated and involve more risk.

Hence, lenders don’t approve these loans until you submit the building permits. Thus, when building a home, you need to have more money available.

Taking a loan to buy a home has less financial burden since traditional mortgages are cheaper. These mortgages also come with a fixed interest rate option. On the other hand, construction rates are mostly short-term, with variable prices.

  • Convenient

Would you like to live in a particular neighborhood, possibly in a gated community, surrounded by social conveniences? Finding this type of land in town is both difficult and costly.

Buying a home will also ensure you enjoy beautiful mature landscaping. Therefore, you won’t have to worry about planting trees and investing in expensive landscaping.

  • Quality

New homes are built to be energy efficient, use the latest technology, and are built according to the current building code standards. Thus, for a couple of years, you won’t have to deal with maintenance issues such as failing air conditioning systems or leaking roofs. In addition, most home sellers offer a warranty should anything become faulty.

  • It is less stressful

Buying an already existing home is less stressful compared to building. When building a home, you need to find land at a suitable location, which could be hard. You then need to choose a home design, decide on the flooring, cabinets, fixtures, etc. while considering your budget.

Building your home comes with a lot of pressure and stress. It takes up effort and time since you have to ensure the construction is done right. Buying a house is less stressful since you have lesser decisions to make.

Once you consider the above factors, it is crystal clear that building a house is more expensive and demanding. Finding land in an optimal location especially near a town is hard and costly. Overall, buying a home is cheaper, more convenient, and time-saving.

4 Most Common Reasons People Go Bankrupt

Believe it or not, more people go bankrupt in the United States every year than you might like to think. Most people who find themselves at the point of going bankrupt rarely see it coming until it’s too late. Although it may seem like bankruptcy is an easy way of escaping your financial burdens, the truth is that it comes with all sorts of problems that you don’t want following you around for years to come.

Here are some of the most common reasons why people find themselves filing for bankruptcy and what you can do to make sure that it doesn’t happen to you.

Unpaid Medical Bills

Unfortunately, even with health insurance, a lot of medical procedures are incredibly expensive. Not only are the bills themselves quite pricy, but also related expenses of illness and injury like missing work.

All it takes is a few medical bills to find yourself under a mountain of unpaid bills that can leave you suffering for years. It’s in your best interest to try to catch any health issues as early as possible and keeping yourself as healthy as you can.

Letting your health complications get worse by not going to the doctor can wind up costing you much more in the long run.

Job Loss

There are all sorts of reasons why people lose their jobs. Whether its due to being laid off or getting fired, either way, losing your source of income can be detrimental to your well-being. When you suddenly can’t pay your bills anymore, it can send you into a spiral of debt.

Between having to cover your rent, bills, and pay for your basic needs like food, it can be impossible to survive if you don’t have an emergency fund put aside.

Losing your job during difficult economic moments can result in ultimately going bankrupt. For this reason, experts recommend always having at least several months worth of salary.

Unsurmountable Debt

Contrary to many people’s beliefs, credit cards are not free money. Relying on your cards to pay for things that you can’t afford will quickly add up. Over time, you’ll find yourself owing so much that you won’t be able to pay it back.

Remember, credit cards don’t just need to be paid back, but they need to be paid back with interest attached. It’s important to take that into account before you start charging your card left and right.

Divorce

Unfortunately, when many couples get divorced, one of them has to give all their assets to their ex-spouse. Between alimony, legal fees, and child support, some people find themselves so far in debt that they have no other choice but to file for bankruptcy.

Javier Burillo – The Importance of Making Your Bed

Across the world we are going through something of a self-love phase with people looking for ways in which they can live better, do better and be better people. This has always been the case to an extent but since the dawn of the internet we are seeing it more and more. Across the web you’ll find all manner of life hacks and self-help videos, motivational speeches and other media which seeks to help us be the best version of ourselves. I was chatting about this to my friend Javier Burillo last month and he began talking to me about the importance of making your bed when you get up. I had zero idea what he was talking about but after he’d explained this theory to me it did make quite a lot of sense. I have since started doing this and what a difference it has made, here is the theory and what I have experienced so far.

The Theory

The theory behind making your bed comes from the military, where of course making your bed and keeping your quarters in good shape is something which is heavily enforced. The onion behind the importance of making your bed is that this is the first act of the day, your first achievement, something which you had to do and something which you have already ticked off the list, thus inspiring you to be more productive throughout the day. There is also the added sense of pride, pride in where you sleep and live, that you will keep it looking good and therefore you’ll feel good.

My Experience

I am usually a throw the quilt over the bed in whichever way it falls kind of guy, but I took Javier at his word and decided that maybe he was on to something. The first day I made my bed like nobody has ever made a bed before, every corner was impeccable and there wasn’t a crease to be found, I actually spent almost 15 minutes doing it. I thought nothing of it and went downstairs for a cup of Joe.

Following my breakfast and coffee I shot back up the stairs for a shower and to get ready and bang, as soon as I entered the room there was this immediate sense of comfort and yeah, a little bit of pride. Walking into a room with the bed made just feels like you are doing life right, no matter how simple a gesture it was. After a couple of days I almost found myself excited to make my bed in the morning, it was almost a way of fully closing the chapter on my night of sleep, rather than having the possibility of going back to bed dangling in front of me.

Of all the life hacks that are out there this is one which surprised me the most, and one which I am religiously doing each day.

Top 7 Advantages of Using Porcelain Paving

There was a time in history when we did not have enough choices to make when it came to the interior or exterior flooring. The clay and wood bricks were used in that period. But as technology kept invading societies in so many ways, it also made a leap in the field of flooring. The ceramic tiles were invented, but they were also not considered a great choice. Then the invention of porcelain happened, which changed everything around. This invention gave more beauty and quality to outdoor paving slabs and indoor flooring, as porcelain was more superb and tougher in use as compared to various other materials.

If you are looking to find an answer for your next construction project, whether porcelain paving should be used or not, then here are top 7 reasons to explain, why you must go with porcelain paving:

1. Capacity to Handle Wear & Tears

If porcelain is compared with ceramics, it is evident that porcelain is more tough and rough, especially when it comes to sustaining extreme weather conditions. Porcelain is also better at handling the load of traffic. The paving material used in porcelain is not only durable, but it is also compact to decorate different exterior spaces. No matter you live in a hot region, or you are dealing with extremely cold weather, porcelain will be able to sustain in both conditions without showing any wear & tears. Many other tiles tend to get cracked in conditions such as frost conditions, but the porcelain can sustain that too.

2. Great Versatility and Options

The beauty of porcelain paving is that it not only great in its versatility, but it is also wonderful in terms of providing a range of options. The users can have a variety of sizes, shapes, and colors as per their choice. The outdoor surfaces and walkways can get a beautiful and versatile look with a variety of designs provided by porcelain paving. The users can also customize their options as per their requirements.

3. Porcelain can resist Stains

The wine or water spills is a common thing to happen in daily life, but if you have used grey porcelain paving in your home or office, then there is no need to worry about any spills. The water or any other liquid cannot put stains on the floor because porcelain is impassable. You can take a piece of cloth or tissue to clean the stain, or you can clean it with water. There is no need to use any detergent or any other chemical to remove stains from porcelain paving.

4. Ability to resist Moisture Penetration

There are so many ceramics, such as porous ceramic, which cannot resist water. But here is another great advantage of using porcelain paving. Porcelain can easily resist water because it is less porous in nature. The water cannot penetrate under the surface, where porcelain paving has been used. If there is a rainy season coming around, but you do not have to worry about rains as porcelain paving will resist all kinds of dampening and moisture penetration. So, you can stay tension free from moisture if you have used porcelain paving.

5. A Safe Choice for Exterior Paving

The surfaces used with porcelain paving are skid-resistant, especially when there is an application of coarse finishing. If there are any wet prone areas such as a swimming pool, the porcelain paving can help to keep safe from any small or big accidents. The exterior areas can be prone to wet conditions due to rains, and porcelain will help in keeping exterior paving safe and secure. There are various fire-resistant materials, which are used in the construction industry and the great advantage of porcelain is that it is also fire and heat resistant. So, you can use it in kitchen areas without any worries.

6. Easy to Maintain, Wash and Clean

We have mentioned earlier that porcelain is great to resist moisture and water penetration, so when you will have to wash and clean any porcelain surface, you can do it easily. The dirt cannot stay longer on the porcelain so you can also maintain surfaces more easily without having any stains. The porcelain tiles can look clean and dirt free if you wash it every week, or even after two weeks by using amazingly simple water. If any tile is damaged, then you can easily replace it with a new one without doing resurface of the whole floor.

7. Lighter in Weight but can handle Heavy Traffic Load

The natural stones are durable and compact, but they are also heavier in weight. The good thing about porcelain is that it is lighter in weight, but it comes with all the properties of natural stones. That is why it can be used at public places, and if its installation is done properly, it can handle any kind of traffic load without getting damaged.

3 Tips For Saving Money When Building A New Home

When building a new home for yourself or your family, it’s going to be well worth your while to spend some time finding ways to cut costs and save on your bottom line, especially when this savings could result in you keeping thousands of dollars in your pocket once your home is completed.

To help you in doing this, here are three tips for saving money when building a new home.

Get Multiple Estimates

Once you’ve decided that you’re going to build a new home, one of the first things you’ll want to do is find a contractor to work with. While you might already have someone in mind to build your new home for you, you could be cheating yourself out of cost savings if you don’t get multiple estimates on your project before you choose who you’ll work with.

According to Becky Striepe, a contributor to HowStuffWorks.com, you should try to get at least three to five estimates on your project before you settle on a contractor. By doing this, you’ll get to see a good cross-section of what pricing structures are out there and what type of work you’ll be getting for the estimates you’ve received. Additionally, you’ll also find it easier to see if something is in a good price range once you have first-hand knowledge of what the actual price ranges are for your specific project.

Embrace An Open Floor Plan

The design and setup of your new home can have a big impact on what your final cost will be for construction.

To get the most bang for your buck, Laura Williams, a contributor to Money Crashers, recommends that you try to work in an open floor plan rather than sectioning off your home into too many separate rooms or areas. With an open floor plan, you’ll be able to put up fewer walls, which will save you money, while also making the most of the square footage that you’re including in your home.

Carefully Choose To DIY

For some people, doing any of the work on your new home isn’t going to be an option. But if you have the time and capabilities, you can save a lot of money by taking on parts of your construction by yourself.

To determine if this is a good idea for you, Laura Mueller, a contributor to House Logic, recommends that you really think about how handy you are and what projects would be okay with having work done that wasn’t completed by a professional. If you can find this sweet spot, you could save a lot of money on your construction.

If you’re wanting to save some money when building your new home, consider using the tips mentioned above to help you with this.

Simple ways to create a more organised home office

In today’s world, a large number of job roles allow us to work from home. For many people, as long as you have internet access and a laptop, you don’t need to be in the office to be able to carry out a day’s work.

The idea of working from home may sound appealing, but for some people, it can present a number of distractions. When working from home, it’s important not to let the likes of a TV or other members of your household come between you and the tasks that need completing.

Whether you have a new job which requires you to frequently work from home or you already do and find you get distracted easily, creating a home office is the best way to maximise your productivity.

In an ideal world you’ll have a spare room which can be transformed into an office, but this isn’t the case for everybody. If you’re in this position, then think about an area of your home which you don’t use as much, and can act as a place to work from. Whether it’s in your dining room, a corner of your living room or even a garage; you can still create an organised work space.

To help you work to the best of your ability when working from home and avoid any distractions; here are a few simple ways in which you can create an organised working environment.

Make sure your space is clutter-free

When carrying out numerous tasks at once, it can often lead to a cluttered work space. Whether it’s reading multiple documents or sorting through files, it’s important you maintain an organised working environment, as this can help boost productivity.

There are a number of ways you can create a clutter-free work space, including desk drawers, filing cabinets, storage bins and stationary holders. Adding these into your workspace doesn’t have to come at a cost and you could even use drawers and cupboards that you already have in the home.

Create a daily plan

Just because you’re working from the comfort of your own home, doesn’t mean you can’t follow the same routine that you would in the office. On a daily basis many of us create a plan for the day ahead, consisting of emails that need to be sent, tasks that need completing etc.

The best way to plan your day is to display all of your tasks on a whiteboard or noticeboard so they’re visible at all times. Doing this will also give you a sense of satisfaction when you can tick each task off as you complete it.

Just because you’re working from home doesn’t mean you can’t be productive and create an organised work space. By following the simple steps we’ve mentioned and adding some of your own, will allow you to make the most of your time when working from home.

Things to Consider When Buying a Beach House

Living in a tropical paradise – this is often the first image when beach houses are discussed, and we can’t blame people for it. Being a beach house owner means enjoying vacations whenever you want to escape the hustle and bustle of city life.

But it also comes with its risks, from paying a slightly higher price for the property to dealing with hurricanes. You must make a careful consideration of these factors when you’re in the market for a beach house.

Solid and stable construction

Beach houses come with higher risks of damage, even complete destruction, because of their close proximity to the sea or ocean. There’s always the risk of hurricanes, which can bring storm surges, heavy rains, and strong winds.

Your first consideration should then be the overall construction of the beach houses on your list. Are they solid and stable enough to withstand hurricanes and other extremes of weather? Are they suitable for the recurring issues caused by the weather, such as floods and changing tides? You should consider hiring a certified home inspector to consider these aspects, including the overall structural soundness of the beach houses.

Tip: Concrete is considered as the best material for beach houses. While wood-framed homes have their appeal, these are less likely to withstand hurricanes that make landfall.

You should pay close attention to these parts of the house, too.

  • The roof should be made of sturdy weather-proof materials, preferably with a metal roof.
  • The windows should be made of impact-resistant materials. Not only are these preferred as protection against strong winds, but these will also decrease noise levels and increase energy efficiency.
  • The posts and beams should be strong enough to withstand hurricane-force winds.
  • You may or may not want outdoor living areas, such as patios and pools, depending on your lifestyle. But these should also be solid enough to withstand Mother Nature’s whims.

When it’s your turn to place an ad stating, “I want to sell my house Boynton Beach,” you can point out these desirable features to potential buyers, too.

Proximity to water

While being close to the water has its merits, it also has its risks, including storm surges, high tides, and floods. You have to consider, too, the increase in insurance rates that comes with these risks.

You may want a beach house farther away from the water if you want to be closer to the stores, for instance. You may also have children, so being too near the water isn’t safe for them. But you may want to own a beach house so close to the water that it’s already in stilts, and it’s also the right decision.

Other fees and rates

If it isn’t your primary home, you will likely need caregivers to look after your beach house while you’re away. It can mean paying for property management fees but, at least, you have the assurance that your beachside home will be taken care of.

Lastly, consider its potential rental income if it isn’t your primary home. You can then recoup your expenses for insurance, property management fees, and upkeep costs.

Windshield Motor or Switch Problems Explained

You’re driving along and a little rain starts falling, you turn on your windshield wipers, but nothing happens. What should you do? The first thing is to pull over. Driving with non-functioning wipers can be dangerous. That is why you should check them regularly when inspecting your car. The next thing is to troubleshoot and fix the problem.

What Causes This?

There are a few possible culprits that may cause your wipers not to work. The most common are a malfunctioning switch and a seized or burnt motor. Unfortunately, identifying which is the problem can be a problem.

The good news is that you can easily find replacements for both parts using a VIN lookup at your local auto parts store. However, you don’t typically want to just replace things and hope for the best.

Troubleshooting the problem

One of the best ways to figure out which component is the problem is to use the windshield wiper stalk for other uses. Typically, they have more than one function. For example, you likely have multiple settings for the wipers. Try all of them and see if anything happens. Your switch probably also has the controls for your windshield washing fluid. Try activating that.

Some vehicles also have the turn signals integrated with the wiper control, try turning those on. Even if your turn signals are not on the same stalk, try turning them on and off. If they work, it isn’t a definite indicator that the problem isn’t the switch. However, if they don’t work, the problem is most likely with your controls.

You can also check the wiper motor wiring with a multimeter. Unplug the motor and connect your meter to the wiring harness. Check if you are getting a current to the motor when you use the controls.

Replacing both parts can be done without too much technical knowhow. However, the wiper stalk is a somewhat long process due to needing to remove some trim pieces.

Nonetheless, once you know which piece is the problem, fixing it is relatively easy. This is a common theme in automotive maintenance. Troubleshooting is the most challenging part. It is much easier with a multimeter. If you don’t own one, you can find them relatively inexpensively at many auto parts stores. AutoZone also has a loan program for various tools and diagnostic equipment.

Other Wiper Maintenance

Even if your wipers are working fine, you should consider installing windshield wiper replacement blades. This is very easy on most vehicles and will require, at most, a screwdriver. However, on many modern vehicles, you don’t even need tools at all. You can simply unclip them then slide the replacements into place until they snap-in.

Get Started

Whether you are replacing the wiper motor or just the blades, working on your own vehicle is very rewarding. It can also be a lot of fun once you get the hang of it. Don’t forget to make sure you are getting the right windshield wipers size and the correct motor or control stalk. Fortunately, finding the right parts is easy using the lookup tool described above.

3 Ways To Protect Yourself From Injury Due To A Car Accident

Getting into a car accident is a very scary yet very common occurrence. For minor car accidents, you might be able to escape with little to no injuries. But in many instances, car accidents leave drivers and passengers with at least some kind of injury.

Depending on the type and extent of your car accident, there may be things you can do to mitigate the injuries you sustain. To show you how this can be done, here are three ways to protect yourself from injury due to a car accident.

Wear Your Seatbelt Properly

One of the best ways to always keep yourself protected from harm when in a car is by wearing your seatbelt. However, many people either don’t wear their seatbelt every time they are in the car or wear their seatbelt incorrectly, which won’t protect them as it should.

To show you the right way to wear your seatbelt, Wes Siler, a contributor to Gizmodo.com, reminds us that the shoulder harness should always go over the shoulder, not under the arm. Additionally, the lap belt should be worn low and tight. If you don’t wear your seatbelt in this way, you run the risk of getting even more hurt due to improper use of your safety belt.

Protect Your Most Vital Areas

When in a car accident, there are certain areas of your body that are going to be more vulnerable than others. Because of this, you should try your best to protect these vital areas. According to Daniel Engber, a contributor to Popular Science, it’s much better to break your arm in a car accident than to get a head or neck injury.

One thing you can do to try to protect the most vital areas of your body is to ensure that you’ve packed your car properly. If you leave items loose in your car, they can and will become projectiles in the event of a car accident. These items could easily hit you or your passengers in the head, which is the one area of your body that you want to be sure to protect. So to keep this from happening, make sure you always secure your cargo and keep it low to the floor of your vehicle.

Prepare For Impact

If you see that a car accident is imminent for you, your body will naturally try to brace itself. To make this as effective as possible, Megan Brame, a contributor to WiseBread.com, advises that you try to keep your hands on the steering wheel with your wrists straight and your head pressed back into your headrest.

In these positions, you’ll keep your arms out of the way of your airbag going off and you’ll secure your head so any whiplash will be minimized.

To give yourself the best chance of surviving a car accident, consider using the tips mentioned above to protect yourself when in a car accident.

Nine University Reviews – The Way Online Studying Should be Presented

Nine University Reviews – The Way Online Studying Should be Presented

Studying online is something that many people are now looking to do, and much of that is down to the convenience which this type of studying provides. In terms of how an online course is presented however, it appears that there is a great amount of variation amongst those who deliver an online course well, and those who do not. If you ate a look at some reviews you’ll find people who have been greatly underwhelmed by the way in which the course was structured. Conversely if you take a look at something like the Nine University reviews, they tell a very different tale. So what should people be looking for when they are thinking about studying online?

Resources

One of the most important things that people should look out for when deciding on where they are going to study online is a course which offers plenty of resources for students. This should feature written information, videos and a clear structure to how the course should be studied. Furthermore students should expect forums where they can chat with other students about what they are learning and most importantly they should expect to have real time support from their mentors and teachers. Being left to one’s own devices is not always the best way of learning a new skill.

Success Stories

Whether someone is looking to learn about the world of business, a new language or the sciences, it is essential that they choose their online course based on success stories of those who have already completed such a course. Taking the Nine University example again, they teach a course in launching an Amazon FBA business and the success stories are absolutely incredible. This is what new students should be basing their decision on, giving themselves the best possible opportunity to find their own success stories after they have finished the course.

Simplistic

Regardless of what course someone is going to study it is fair to say that there will be plenty off hard work expected. With this being said however, it is up to the people who have designed the course to ensure that it is simple and easy to digest. This is what the very best courses do, they mould the teachings that they are giving into easy to manage modules which help the learner to gain that knowledge with ease. So many fall into the trap of providing masses of information about a particular subject, when in reality it isn’t required and the plethora of information only serves to confuse. Students should seek courses which are direct and well mapped out for maximum success.

Ultimately learning online should be just as structured as it would be at a school or college, there should be plenty of support for the learner and they should feel confident in the fact that they are studying at a place which is going to give them the highest chance of doing well, both in the course and following it.
